homebuyers shopping in Metro Manila cannot feel the afternoon heat on a video call. You can still demand dated facts.

This is a seasonal planning note, not an emergency alert. For the full guide set, start at El Niño on CheckHazard.

Require evidence, not vibes

Ask for daytime videos of water pressure, roof heat, drainage, and street flooding memory. In Metro Manila, dense housing, esteros, and shared water pressure.

Maps travel well across time zones

Run flood, fault, and landslide layers yourself. Do not outsource the screenshot.

Pick a local verifier

A trusted relative, surveyor, or inspector who will walk the site beats a polished listing reel.

Checklist

1. Collect dated water and flood answers in one shared note.
2. Refuse to pay a reservation on video charm alone.
3. Keep PAGASA and LGU links in the same folder as the listing.
4. Schedule one in-person visit before final payment when possible.

Honest limits

CheckHazard explains public hazard layers and educational El Niño context. We do not replace PAGASA forecasts, LGU drought declarations, or a professional survey.
